Aura at the Ridge is a 339-unit apartment community under construction on the former American Motel site at West I-70 Frontage Road North and Miller Street in Wheat Ridge. Trinsic Residential Group broke ground in September 2026, and the city expects it to be finished in the third quarter of 2028.

For decades, the American Motel was one of the most recognizable buildings along I-70 at Kipling Street in Wheat Ridge. It closed in July 2025, came down in the spring of 2026, and in September the site officially became a construction project with a new name: Aura at the Ridge.

It is a large project in a corner of the city that most people see from the interstate rather than from street level. That makes it a common question from owners in the neighborhoods north and south of I-70, and from buyers trying to understand what the Kipling corridor will look like in a few years.

Jason Sirois, a Realtor with FORM at Compass Denver and a Wheat Ridge resident, walks through what is being built, who is building it, how the city helped pay for the site work, and what is still unknown. All figures below come from the City of Wheat Ridge, the developer and local news reports, linked so you can check them.

What is Aura at the Ridge?

Aura at the Ridge is a market-rate, Class A apartment community being built by Trinsic Residential Group. According to the City of Wheat Ridge’s groundbreaking announcement in September 2026, it will have 339 units on a site of nearly five acres at the corner of West I-70 Frontage Road North and Miller Street. Trinsic’s project page gives the address as 4850 Miller Street and lists the project as under construction.

The city describes the design as a four- to five-story, wood-framed residential building wrapped around a structured parking garage. Planned amenities include a pool, clubhouse, fitness center, business center with coworking space, a top-floor sky lounge, a bodega-style market and a dog park. The city also says the project includes improvements to pedestrian access, streetscapes and infrastructure around the site.

Trinsic’s portfolio also lists Aura communities in Denver’s Arts District and in Colorado Springs.

What happened to the American Motel?

The American Motel closed in July 2025. When the sale and redevelopment plans became public that summer, Denver7 reported that Trinsic had filed plans for multifamily housing, that the city expected rents to be market rate, and that the property was already zoned for the use.

Demolition began in early April 2026. BusinessDen reported at the time that the property sits northwest of the Kipling Street interchange and that the prior owner had bought it in January 2023. BusinessDen put the site at 5.8 acres; the city describes it as nearly five acres.

Did Wheat Ridge help pay for it?

Yes, for the site work. The city says the Wheat Ridge Urban Renewal Authority is contributing up to $9 million in tax increment financing to pay for demolishing the motel and preparing the land. Tax increment financing uses the future growth in property tax revenue from a redeveloped site to help pay for upfront costs on that site.

The public investment also covers upgrades to Xcel Energy service that the city says will support the new building and benefit surrounding properties. As part of the deal, $1 million is going to the city’s affordable housing plan. The 339 apartments themselves are expected to rent at market rates.

When will Aura at the Ridge open?

The city expects construction to wrap up in the third quarter of 2028. Here is how the site got here:

  • January 2023: The motel property changes hands
  • Summer 2025: Trinsic’s apartment plans become public; the motel closes in July
  • April 2026: Demolition begins
  • September 2026: City leaders and the developer hold the groundbreaking
  • Third quarter 2028: Expected completion

Leasing dates, rents and the unit mix have not been published. Those usually come out closer to opening.

What does it mean for nearby neighborhoods?

For the next two years, the main change around Miller Street and the north frontage road is construction traffic. The Kipling interchange has also been busy with CDOT’s I-70 bridge repair project at Kipling and Garrison, which was in final restoration work in late October 2026 with overnight ramp closures.

Longer term, 339 households on a site that used to hold a motel adds daily trips, foot traffic and demand for shops and restaurants along the Kipling corridor. The G Line’s Arvada Ridge station is roughly half a mile north of the site in a straight line, which is worth knowing if rail access matters in your plans. The city has framed the project as part of a broader reinvestment in the I-70 and Kipling area.

For owners nearby, the useful questions are specific ones: how the building’s height and garage sit relative to your street, how the frontage road and Miller Street change, and how new rental supply compares with what is already on the market.
