Through September 2026, single-family homes in Applewood, CO sold for an average of about $1.07 million across 196 sales, according to REcolorado data in InfoSparks. That is about 6% above the same months of 2025, while monthly median prices ran from about $846,000 to $1.16 million.

“What does a house cost in Applewood?” is usually the first question people ask about this part of Jefferson County, and it is a hard one to answer with a single number. Applewood takes in post-war brick ranches, mid-century modern homes in Applewood Knolls and Paramount Heights, larger lots in Applewood West and newer rebuilds, all within a few miles of each other along the foothills.

Applewood is also not a city, so there is no city-level price report for it. Addresses carry Golden, Lakewood or Wheat Ridge mailing names depending on the street, which is why ZIP-based price estimates online can mix Applewood sales with sales from other areas. Jason Sirois, a Denver Realtor with FORM at Compass and an Applewood resident, tracks the area through a REcolorado InfoSparks map area set up for Applewood. The figures below come from that data, pulled October 27, 2026, and cover single-family homes only.

What is the average home price in Applewood in 2026?

From January through September 2026, 196 single-family homes closed in the Applewood InfoSparks area. Weighting each month’s average sale price by that month’s number of sales gives a year-to-date average of about $1,065,600. For the same nine months of 2025, the same calculation gives about $1,004,400 across 203 sales, so the 2026 average is running about 6% higher.

Month to month, the numbers swing because the sample is small. In 2026, the monthly average ranged from about $959,900 in January to about $1,200,800 in August:

Month (2026) Homes sold Median sale price Average sale price
January 14 $865,000 $959,892

Why is the average higher than the median?

In eight of the nine months, the average sale price was above the median. That gap is normal in an area with a wide range of homes. The median is the middle sale, so half the homes sold for less and half for more. The average adds every sale together, so a handful of large or fully rebuilt homes on big lots pull it up.

For most buyers and sellers, the median is the better guide to what a typical Applewood house sells for, and in 2026 it has mostly landed between about $850,000 and $975,000. The average is more useful for seeing the overall direction of the market. May was the one month where the median edged above the average, at $1,160,000, a sign of a cluster of sales in the upper-middle of the range rather than a few outliers.

How fast are Applewood homes selling in fall 2026?

Price is only part of the picture. The same InfoSparks data shows how competitive the market is, and September 2026 looked tighter than September 2025:

Single-family, Applewood September 2025 September 2026
Homes sold 25 16
Median sale price $822,000 $860,000
Median days in MLS 15 9
Median sale-to-list price 97.7% 99.0%
Active listings 66 40
Months of supply 2.9 1.9

Fewer homes sold this September than last, but there were also far fewer listings to choose from. With under two months of supply and a median of nine days on the market, well-priced homes have generally been going under contract quickly and close to their list price. Months of supply has stayed between 1.3 and 2.2 every month this year, compared with a peak of 3.0 in July 2025.

What drives price differences inside Applewood?

Because Applewood is a collection of subdivisions rather than one tract, two homes a mile apart can sell for very different amounts. The biggest factors we see are property facts:

  • Lot size. Lots run from typical suburban sizes to half an acre or more in parts of Applewood West, and larger lots carry more value on their own.
  • Condition and updates. An original 1950s or 1960s ranch and the same floor plan fully renovated can sit at opposite ends of the price range.
  • Architecture. Mid-century modern homes in Applewood Knolls and Paramount Heights draw a specific market, especially when original details are intact.
  • Views and setting. Homes with foothill views, or near Applewood Golf Course and the open space along the edges of the area, often command more.
  • Rebuild potential. Some older homes on large lots are valued partly as land, which can lift prices for homes that need significant work.

How should buyers and sellers use these numbers?

Area averages are a starting point. For a seller, the number that matters is what comparable homes nearby, with similar lot size, condition and layout, have sold for in the last few months. For a buyer, the averages show what the overall budget range looks like, while the speed of sales shows how quickly decisions may need to happen on the right house.
