An apartment project. Aspen-based developer Pagewest is clearing the block on both sides of Bryant Street between Speer Boulevard and West 29th Avenue in LoHi for roughly 300 apartments in two seven-story buildings. Demolition began in September 2026, and no completion date has been announced.
If you have driven Speer Boulevard between downtown and the Highlands this fall, you have probably noticed the low retail and office buildings near Bryant Street coming down. That block, just south of North High School, is one of the larger assembled development sites in Lower Highland.
The plan has been public for almost two years, but it moved from paper to the ground this fall. Here is what has been filed, what has been reported, and what is still unknown, with the sources so you can check for yourself.
Jason Sirois, a Denver Realtor with FORM at Compass, works out of our office at 1900 W. 32nd Ave. in Northwest Denver and gets asked about projects like this one regularly by owners and buyers in LoHi and the Highlands. This post explains the project. It does not take a position on it.
What is being built on Bryant Street near Speer Boulevard?
The project is a pair of seven-story apartment buildings, one on each side of Bryant Street, on the short stretch of Bryant that connects Speer Boulevard and West 29th Avenue. One of the addresses on the site is 2828 Speer Blvd.
In December 2024, BusinessDen reported that Pagewest had filed plans with the city for 293 apartments. The filing split the project into two buildings, with studios through two-bedroom units averaging about 735 square feet, and structured parking in each building.
In October 2026, after demolition started, BusinessDen described the project as around 300 apartments, with public records showing a seven-story building on both sides of Bryant. The exact unit count can shift as plans move through city review, so treat 293 as the last detailed filing we have seen rather than a final number.
Who is building it, and what was on the site before?
The developer is Pagewest, which describes itself as a Colorado real estate investment firm with offices in Denver and Aspen that develops and buys multifamily properties. BusinessDen reported in 2024 that the prior owner had assembled the site over several decades.
Pagewest closed on the land in October 2025. BusinessDen reported the price at $8.5 million, about $132 per square foot of land, for roughly 1.5 acres of retail and office buildings along Speer and 29th Avenue. Crews from American Demolition began taking those buildings down in September 2026.
How big will the Bryant Street apartments be?
These are the figures in the December 2024 filing as reported by BusinessDen. They are the most detailed public numbers available, and they may change before construction permits are issued.
| Item | Building 1 | Building 2 | Total |
|---|---|---|---|
| Apartments | 88 | 205 | 293 |
| Parking spaces | 90 | 209 | 299 |

Parking at roughly one space per apartment is worth noting in LoHi, where on-street parking is already a regular topic. We covered the neighborhood’s parking rules and the proposed paid zones in Where can you park in LoHi?
When will it be finished?
No completion date has been announced. Demolition is the first physical step, and the developer has not published a construction schedule. Here is the timeline so far:
- December 2024: Pagewest files plans with the city for 293 apartments in two seven-story buildings
- October 2025: Pagewest buys the roughly 1.5-acre site for $8.5 million
- September 2026: Demolition of the existing buildings begins
- October 2026: BusinessDen reports demolition underway for around 300 apartments
We would rather point you to the developer’s eventual schedule than guess at a date. If you want to follow the permits, the City and County of Denver’s development services records list filings by address.
What does it mean for homes and streets nearby?
For the blocks around Bryant, 29th Avenue and Speer, the near-term change is construction: demolition, then excavation and building, with the truck traffic, noise and lane or sidewalk closures that come with any large site. Those impacts are temporary but real, and the city’s right-of-way permits will set when lanes and sidewalks can be closed.
Longer term, two seven-story buildings will be taller than most of the older houses and small commercial buildings around them. Speer Boulevard itself is a wide arterial, and the site sits between it and 29th Avenue rather than in the middle of a residential block, which shapes how the buildings will meet the street.
For owners nearby, the practical questions tend to be about views, street parking, and what several hundred new households do to demand for nearby restaurants and shops along 32nd Avenue and in the LoHi core. Those are worth weighing street by street rather than in general terms. If you own on one of the surrounding blocks and want to talk through how new supply has played out in comparable sales, Jason is glad to pull the numbers for your specific address.
How does this fit with other construction in LoHi?
The Bryant Street project is one of several large apartment buildings going up on the edges of LoHi. Nearby, a developer is building apartments on a former hotel site at 2777 Zuni Street, which we covered in What is being built at 2777 Zuni Street in LoHi?
Both sit on larger commercial parcels near Speer and the 29th Avenue corridor rather than on single-family blocks, which is where most of LoHi’s new density has landed. For more on the neighborhood as a whole, see our Highlands community page.
