Regis Village is Regis University’s plan to redevelop about 23.5 acres on Federal Boulevard between 50th and 52nd Avenues, just north of Berkeley, into a mix of housing, offices and retail. Denver approved the rezoning in December 2025, but no developer, building plan or construction date has been announced.
If you drive Federal Boulevard north of I-70, you pass a mostly empty strip mall called Regis Square, a McDonald’s, an athletic field and a large parking lot, all on land Regis University owns next to its campus. The university has spent years planning to replace them with something it calls Regis Village.
The site sits in Denver’s Regis neighborhood, across I-70 from Berkeley, and the two neighborhoods share a registered neighborhood organization, Berkeley Regis United Neighbors. Berkeley’s northern edge is I-70, a few blocks south of the site, so what happens here is a common question on our side of the highway.
Jason Sirois, a Denver Realtor with FORM at Compass, works from our office at 1900 W 32nd Ave in Northwest Denver. Here is what the city approved, what is and is not decided as of October 2026, and what nearby owners and buyers should watch for next.
Where is Regis Village, and what is there now?
The site covers about 23.5 acres at the northwest corner of Federal Boulevard and West 50th Avenue, which Regis also calls Regis Boulevard, running north to 52nd Avenue. The rest of the Regis campus sits to the west.
Today the land holds Regis Square, a strip mall with the university bookstore, campus offices, a laundromat and a Thai restaurant, according to Denverite’s December 2025 report. South of it are a McDonald’s, an athletic field and surface parking. The university says the site was zoned B-3 under Denver’s older Chapter 59 code, which is built around auto-oriented retail, and that the zoning did not fit the walkable, mixed-use plan it wanted.
What did Denver approve?
Denver City Council unanimously approved the rezoning on Dec. 8, 2025. A separate rezoning brought the rest of the campus in line with the city’s current zoning code. The approval set the rules for the site, not a building design.

The 95-foot figure is a ceiling with conditions, not a promise of 95-foot buildings. A February 2025 Regis presentation to the neighborhood group also described lower height limits near protected residential districts, including along 50th Avenue, though final standards are in the approved zoning documents rather than that presentation.
What will actually be built, and when?
That is still open. The university’s Regis Village page says the site will “likely include residential, office and retail uses,” and that affordable and senior housing are being considered. It has not released a site plan, a unit count or a list of tenants, and no development partner has been named.
The university lists its remaining steps, without dates:
- An infrastructure master plan
- A high impact compliance plan
- Zone lot amendments
- Horizontal infrastructure plans for stormwater, sanitary sewer and transportation
- A site development plan
- Construction plans and building permits
CBS Colorado reported in January 2026 that no completion timeline had been set, and we did not find a published construction start, developer selection or site development plan filing as of October 2026.
What happens to the businesses at Regis Square?
Regis has committed to work with existing Regis Square tenants to find new space within Regis Village or nearby, and Denverite reported that the university said current businesses would get priority. Until redevelopment starts, the existing buildings remain in use.
The university has also said the project is meant to give it a long-term revenue stream, with leasing income going toward scholarships and financial aid. That is part of why Regis expects to keep the land and partner with developers rather than sell it.
What could it mean for Berkeley?
Neighborhood groups have been supportive in general and specific in their asks. Berkeley Regis United Neighbors told the city it wanted more detailed plans and enough housing, and raised a concern that university administrative or medical uses could take up much of the site. A city planner responded that rezoning applications typically set rules rather than show construction plans. A BRUN board member told CBS Colorado the neighborhood was encouraged but wished the university had submitted a concrete development plan.
For Berkeley owners, the practical questions are traffic on Federal and Lowell, what shows up at street level, and construction timing once it is scheduled. None of those can be answered in detail until a site plan exists. The project also sits on a corridor that is changing in other ways: Federal Boulevard is planned for bus rapid transit, Denver’s Unlocking Housing Choices proposal ties added housing to transit corridors, and the West 38th Avenue redesign is funded but not yet scheduled on Berkeley’s southern edge.
If you are buying or selling near Federal and want to talk through how Regis Village and the other corridor plans could affect a specific property, Jason Sirois and the FORM Team at Compass Denver are glad to help. For more on the area, see our Berkeley community page.
