Each month I track Applewood’s housing trends closely. Keep in mind that real estate data is lagging, and June’s update reflects May activity, which came from a very small sample of only 3 closed listings. Even with that caveat, the data shows Applewood homes are still moving quickly, with a median of 4 days in MLS, 8 median showings to pending, and sellers averaging 100% of list price. The median closed price jumped to $1,250,000 in May, but that figure is likely influenced by the limited number of sales and should be viewed as a signal of strong upper-end activity rather than a broad one-month shift in values. Overall, the Applewood market remains competitive for well-positioned homes, but pricing strategy and context matter more than ever.
