Applewood, Colorado April Market Highlights

Each month I track Applewood’s housing trends closely. Keep in mind that real estate data is lagging.

April’s Applewood market data showed continued strength, especially in pricing. The rolling 12-month median closed price reached $829,000, up 1.1% from March and 5.61% from April 2025, while closed listings increased slightly month-over-month to 378. Homes continued to move quickly with a median of 9 days in the MLS, although the average close-to-list ratio dipped to 99.0% and showings to pending rose to 13. Overall, April points to a resilient Applewood market where strong homes are still commanding attention, but buyers are becoming more selective about price, condition, and value.
