Applewood, Colorado August Market Highlights

Each month I track Applewood's housing trends closely. Keep in mind that real estate data is lagging, and this update reflects July activity. After several thin months, July brought a much healthier sample of 31 closed listings, so these numbers carry more weight than recent updates have. Homes that sold still moved quickly, with a median of 7 days in MLS, 10.5 median showings to pending, and sellers averaging 98.6% of list price. The median closed price came in at $730,000, down from June, but the average closed price rose about 6% year over year, which tells me the mix of homes that closed skewed smaller rather than values falling. What did shift is buyer behavior: it took an average of 17 showings to reach a contract, the highest of any July I have tracked. With 67 active listings and 2.1 months of supply, Applewood stays competitive, but buyers are taking their time and pricing accuracy matters more than ever.
